Golden Eagle vs. Southwood: Comparing Two Tallahassee Communities
Golden Eagle vs. Southwood: Comparing Two Tallahassee Communities
Considering Golden Eagle or Southwood for your next home? Both offer distinct neighborhood settings, but their locations, architecture, amenities, and everyday feel give buyers different reasons to consider them.
Here’s how we help buyers begin comparing the two.
Golden Eagle: A Gated Setting in North Tallahassee
Golden Eagle may appeal to buyers who appreciate traditional architecture and an established neighborhood atmosphere. Brick exteriors and classic home designs are a noticeable part of its character.
Its gated setting is another distinction. If a gated entrance is on your must-have list, Golden Eagle is worth including in your search.
The north-side location also matters. Think about the places you visit regularly—work, shopping, recreation, and friends—and test those drives from any home you’re considering.

Southwood: Newer Homes and a Strong Community Feel
Southwood offers a different architectural feel, with newer construction options and less emphasis on the traditional brick-home look associated with Golden Eagle.
Its strong community atmosphere is another reason buyers consider the neighborhood. If shared gathering spaces and opportunities to participate in neighborhood life are priorities, take time to explore Southwood beyond the individual homes.
Located on Tallahassee’s southeast side, Southwood also puts you in a different part of town. Your daily destinations may make that location especially convenient—or create a trade-off worth considering.

Community Amenities and Membership Costs
In Southwood, eligible homeowners have access to community amenities such as the pool, community center, and tennis courts through the homeowners association, subject to its access rules. These facilities are supported by HOA assessments.
Southwood also has separate Community Development District, or CDD, assessments that help fund and maintain infrastructure and public spaces, including parks, landscaping, and stormwater systems. CDD assessments are collected through homeowners’ property-tax bills.
In Golden Eagle, country club membership is separate from purchasing a home. Buyers interested in golf or other club privileges should review the available membership options, fees, and dues directly with Golden Eagle Golf & Country Club. Buying a home in the neighborhood does not automatically include club membership.
When comparing homes, we’ll help you identify the property’s association assessments, any CDD assessments, and separate membership costs so you can compare the full ownership budget.
What Should You Compare Before Choosing?
Start with these practical questions:
- Architecture: Do you prefer traditional brick homes or newer home designs?
- Location: Which neighborhood works better for your regular drives?
- Community setting: How important are a gated entrance, shared spaces, and neighborhood activities to you?
- Amenities: Which facilities would you actually use, and what access is included with the property?
- Total cost: What are the property-specific HOA fees, CDD assessments, and any separate club membership costs?
Individual homes vary, so it’s worth comparing actual listings alongside the broader neighborhood characteristics.
